We’re returning to the US and selling our beautiful home just outside Matagalpa (about 0.6 mi/1 km from downtown). Friendly neighbors and a large, fully fenced lot make the property well suited for both retirees and families with children.

Rebuilt and remodeled under an architect’s direction and landscaped by a professional botanist, the house has an unobstructed view of the city and surrounding mountains. At an elevation of 2600 feet/790 meters, we enjoy moderate temperatures year-round.

The total house area is 1776 square feet (165 sq meters). Its first level features an open kitchen/dining/social area, bedroom, ¾ bath, office, and tool room, plus a bodega accessed from the back patio. The second floor comprises an office, full bath, linen closet, and two bedrooms (one with a walk-in closet, the other with a balcony).

A planter-bordered covered porch and two partially covered side patios lined with potted plants surround the house in tropical flowers and greenery. Screens and decorative ironwork on all doors and windows provide security and let in cooling breezes.

The house offers year-round solar thermal hot water in the kitchen, both bathrooms, and laundry area. A rainwater collection, storage, and pressurization system provides ample water for house and garden, supplemented during the dry season by a community aqueduct. Five stages of filtration ensure clean water for washing and drinking. All graywater is filtered and reused in the organic garden. A new low-maintenance “biodigestor” septic system has a useful life of 35 years.

Ceramic tile floors, roofs, ceilings, kitchen cabinets, plumbing, and wiring are all new. This includes sinks with ADA-compliant faucets, dual-flush toilets, energy-efficient ceiling fans, and light fixtures with super-efficient LED bulbs throughout. Porch and patio roofs are translucent polycarbonate; the house is roofed by panels of 26-gauge steel coated with aluminum-zinc alloy and backed with thermal/acoustic insulation.

The total lot size is 12,592 square feet (1170 sq meters, 0.29 acre), of which 2100 sq ft (196 sq meters) is a vegetable garden that includes three large compost bins and drip irrigation for a dozen organically enriched beds. A separate raised bed supplies a variety of kitchen herbs. Fruit-bearing trees and vines include passionfruit, mango, orange, and banana. Flowering trees and shrubs: plumeria (frangipani), red bird of paradise, hibiscus, jasmine, bougainvillea, and many more. Plus dozens of native orchids, ferns, lilies, etc.

Telephone, internet and TV services are active and could be transferred to the new owners.
